Building Permit Information

"I'd like to build a house.  What do I need to do?"

Construction of a dwelling requires a building permit from the City of Springfield.  To obtain a permit, submit the following information to the City office.

  • The address and legal description of the property

  • A complete set of building plans, including plumbing & electrical information.

  • A plot plan of the property, showing:

    • property lines

    • the location of the dwelling, with distances from the dwelling to the property lines

    • square footage of the dwelling

  • The names of the architect, builder, plumbing, electrical, and heating/air contractors.

Any new construction in the City of Springfield must meet front, side, and rear yard set-back requirements.  These setback requirements differ by zoning district.  For information on the setback requirements for your property, please contact the City office.

The City of Springfield contracts with Sarpy County for inspection services.

 

"I'd like to build a yard shed or storage shed in my yard.  What do I need to do?"

Construction of a shed requires a building permit from the City of Springfield.  To obtain a building permit submit the following information to the City office.

  • Your name and address

  • A plot plan of your property, showing:

    • Your property lines

    • The location of the proposed shed, with distances from the shed to the property lines and to any existing structures on the property (house, etc.)

    • Approximate locations of any structures on the property (house, garage, etc.) with square footage information on ALL existing structures

    • Square footage of the proposed shed

  • Construction plan/building plan for the shed, including electrical and /or plumbing, if proposed.

  • The name of the builder (if other than yourself)

  • the name of the architect/designer (if other than yourself)

  • If electricity and /or plumbing will be supplied to the shed, list the names of the electrician and/or plumber (if other than yourself)

"I'd like to build a fence in my yard.  What do I need to do?"

Construction of a fence requires a building permit from the City of Springfield.  To obtain a building permit, submit the following information to the City office:

  • Your name and address

  • A plot plan of your property, showing:

    • Your property lines

    • The location of the proposed fence, with distances from the fence to the property lines

    • Approximate locations of any structures on the property (house, shed, etc.)

  • Construction plan of the fence (picket, chain link, etc.)

  • The name of the builder (if other than yourself)

In a side or rear yard, a fence may be built up to the actual property line.  However, if the fence is placed on the actual property line, a neighboring property owner may legally attach to it.

 

In front yards, no fence may be constructed in front of the front yard setback line of your property.  Front yard setback requirements differ by zoning district.  For information on the front yard setback requirement for you property, please contact the City office. 

 

 

I'd like to put in a swimming pool.  What do I need to do?"

 

The Springfield City Code requires the following of any pool with a depth of 18 inches or greater:

 

"Every pool...shall be completely surrounded by a fence or wall not less than six feet (6') in height...A dwelling or accessory building may be used as part of such enclosure...all gates and doors opening through such enclosure shall be equipped with a self-closing and self-latching device located at least forty-five inches (45") above grade level or  keeping the gate or door securely closed at all times...the sides of the pool shall be located at least four feet (4') from any lotline...all reasonable precautions shall be taken to protect the users and bathers in private pools from injury or accident..."

          To obtain a building permit for a pool, submit the following information to the City office.

  • Your name and address

  • A plot plan of your property, showing:

    • Your property lines

    • The location of the proposed pool, with distances from the pool to the property lines

    • Approximate locations of any structures on the property (house, garage, etc.) with square footage information on ALL existing structures

    • Square footage of the proposed shed

    • Pool dimensions

  • Construction plan for the pool, showing:

    • Filter types

    • Piping size and layouts

    • Waste disposal method

    • Water source supply

    • Electrical/pump information
